Burn the downloaded ISO with this tool http://www.freeisoburner.com/ to a blank DVD or if you boot from USB you can use this tool to flash https://www.balena.io/...io/etcher/ onto an empty formatted USB stick. On the DVD you should write the product key.
Boot the DVD or the stick. Just follow the instructions of the installer. It also erases the hard drive completely.
Restore the saved activation after installation.
